Pending sales are up even with fewer listings across this market

Here is the one thing that changes how you should think about your home right now. The Real Estate Data Aggregator counted 1,575 pending sales across ZIP codes 78006, 78132, 78130, 78133, 78257 and 78163 in the three months ending July 31, 2026. That is up 7.8% from the same three months in 2025. At the same time, new listings across those same ZIP codes fell 4.1%. Fewer homes came to market, and buyers still kept moving.

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is not a small number. But the pending sales tell you buyers are adjusting to it, not waiting it out.

What this means if you are thinking about selling

When fewer listings come to market and pending sales still rise, the homes that do sell are doing the work. That puts more pressure on preparation and pricing. A home that is priced right and shows well has less competition right now. One that is priced too high sits. The Real Estate Data Aggregator shows homes sold across this market took a median of 81 days in 78130 and 91 days in 78132. Not every ZIP code moves at the same pace.

The National Association of Realtors reported that existing-home sales dipped 2.0% month over month in August 2026. But year to date through the first eight months of 2026, they are still up 1.6%. The broader picture is not falling apart. It is just slower and more selective.

How each ZIP code looked

Not every area in this market told the same story. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending July 31, 2026.

The ZIP codes worth watching closely

78257 stood out. The Real Estate Data Aggregator counted 44 homes sold there, up 25.7% from a year before. Pending sales jumped 33.3%. The median sale price reached $894,000, up 5.2%. And the median days on market dropped to just 46 days, which was 23 days shorter than the same period in 2025. Nearly 4 in 10 homes there went under contract within two weeks of listing, up 17.9 points from a year before. That is a meaningful shift.

78163 also had a notable number. The Real Estate Data Aggregator put the median sale price there at $508,750, up 27.2% from a year before. That said, homes sold fell 20.5% and pending sales were down 6.3%. Fewer homes traded hands, but the ones that did sold for more. That kind of split is worth paying attention to if you own in that area.

78133 had the most supply of any ZIP in this group. The Real Estate Data Aggregator counted 11.8 months of supply there, even after it fell 1.9 months from a year ago. That is a lot of inventory relative to demand. Homes there sat a median of 89 days, and only 10.5% went under contract within two weeks. That was down 7.7 points from a year before. If you are selling in 78133, pricing carefully matters more than anywhere else in this group.

Rates are real, and buyers are still moving

Freddie Mac reported the 30-year fixed rate at 7.28% as of October 1, 2026. That is the rate most buyers are working with right now. The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are not falling off a cliff nationally. They are grinding forward slowly.

About 21% of U.S. home sellers dropped their asking prices during the four weeks ending September 20, according to data reported by Realtor.com. That tells you something. Sellers who price above what buyers will pay in this rate environment are finding out the hard way. The ones who price honestly are closing.

One more thing to keep in mind

These numbers cover broad ZIP codes. One street can read very differently from the whole ZIP. A neighborhood with newer construction, a different price range or a different buyer pool may be moving faster or slower than what you see here. The ZIP code gives you context. Your specific address gives you the real answer.
