Some parts of North San Antonio moved fast even with mixed pricing
These numbers cover the three months ending July 31, 2026. That is the period to keep in mind as you read.
The big takeaway is simple. North San Antonio is not one market right now. It is six different stories. Some ZIP codes are tighter than ever. Others have slowed down. Knowing which one you are in changes everything about your timing and your price.
Redfin reported that San Antonio home prices rose 0.9% month over month in August on a seasonally adjusted basis. That is a small but real move in the right direction. Still, the Real Estate Data Aggregator shows the picture varies a lot by ZIP code inside this market.
The market as a whole
The Real Estate Data Aggregator counted 448 homes sold across these six ZIP codes. Sales are up slightly from a year ago. But fewer homes are coming to market, and pending sales are a little softer. That mix means well-priced homes are still moving, while overpriced ones are sitting.
Where homes moved fastest
ZIP code 78232 had the highest share of quick sales in this market. The Real Estate Data Aggregator found that 42.9% of homes there went under contract within two weeks of listing. That is up 5.3 points from a year ago. Median days on market was 40. That is four days longer than last year, but the two-week contract rate tells you the right homes are still getting attention fast.
ZIP code 78023, out toward Helotes, had its own strong run. The Real Estate Data Aggregator showed median days on market fell 21 days shorter than a year ago, landing at 34 days. Prices there rose 14.3% year over year to $480,000. And 37% of homes went under contract within two weeks, up 15.3 points from a year ago. That is the biggest jump in quick-sale share of any ZIP code in this group.
Pricing: some up, some down
Not every ZIP code saw prices rise. The Real Estate Data Aggregator shows 78231 had the steepest price drop, down 11.6% year over year to a median of $435,207. ZIP 78232 dropped 7.4% to $379,500. ZIP 78248 slipped 2.6% to $574,500. ZIP 78259 dipped 1.2% to $415,000.
On the other side, 78255 gained 4% to $566,750. And 78023 was the standout, up 14.3% to $480,000. Price direction and speed do not always move together in this market.
How fast homes sold, ZIP by ZIP

ZIP 78248 had the fastest median at 33 days, five days shorter than a year ago. It also had 17.7% of homes sell above list price, the highest share in this group, up 6.8 points year over year. The Real Estate Data Aggregator counted only 66 homes for sale there, down 14.3%. Less supply and more buyers is a combination that tends to move things.
Where things slowed down
ZIP 78255, out in the Leon Springs and Boerne Stage Road corridor, took the longest at 55 days. That is 13 days longer than a year ago. The Real Estate Data Aggregator counted 133 homes for sale there, up 8.1% from last year. More supply and slower sales is a combination sellers need to plan for.
ZIP 78231 also saw things slow. Median days on market rose 14 days to 47. The median price fell 11.6%. And the share of homes going under contract within two weeks dropped 24.9 points year over year to 28%. That is a meaningful shift, and it is worth knowing if you own there.
What the broader picture says
Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year from the second quarter of 2025 to the second quarter of 2026. Quarter over quarter, prices rose 0.3%. San Antonio is running close to that national pace, with its own ZIP-by-ZIP variation layered on top.
Realtor.com reported that mortgage rates topped 7% in September 2026. That matters for buyers doing the math right now. It also matters for sellers thinking about who their buyer pool is and what those buyers can afford.
One more thing worth knowing if you rent out a property or are watching the rental side of this market. Realtor.com reported that 67.9% of rental communities in the San Antonio-New Braunfels area were offering concessions as of September 17, 2026. That is a high share. It tells you the rental market has more give in it than the for-sale side does right now.
