Sales are up across this market even with fewer homes for sale
Here is the one thing worth knowing right now. The Real Estate Data Aggregator counted 784 homes sold across ZIP codes 78209, 78212, 78230, 78154, and 78108 in the three months ending July 31, 2026. That is up 4.5% from the same stretch a year ago. At the same time, homes for sale fell 4.6%. More sales, less supply. That combination matters for anyone thinking about buying or selling in this part of San Antonio.
Pending sales tell the same story. The Real Estate Data Aggregator counted 835 pending sales across these five ZIP codes, up 6.9% from a year ago. Buyers are still making moves. That is not nothing, especially with Realtor.com reporting that mortgage rates climbed back above 7% for the first time since January 2025.
Redfin reported that San Antonio home prices rose 0.9% month over month on a seasonally adjusted basis in August. That fits what the Real Estate Data Aggregator shows in 78209, the Alamo Heights area, where the median sale price reached $570,000 in the three months ending July 31, 2026. That is up 13.7% from a year ago. Not every ZIP code moved the same way, though. More on that in a moment.
Each ZIP code tells its own story
78209, covering Alamo Heights and the surrounding area, was the clear standout on price. The Real Estate Data Aggregator put the median sale price at $570,000, up 13.7% year over year. Homes sold rose 10.3%, and pending sales jumped 17.4%. Sellers here got an average of 96.8% of list price. It took a median of 57 days to sell, which is 5 days longer than last year. Not every home moved fast, but the direction is good.
78230, covering the area near UTSA and Huebner Road, had the fastest median pace at 47 days on market. The Real Estate Data Aggregator also showed that 32.7% of homes there went under contract within two weeks of listing. That is the highest quick-sale share across all five ZIP codes. The median sale price was $382,450, down 8.3% from last year. Homes are moving, but sellers are pricing more carefully.
78154, covering Schertz, was the volume leader for price discipline. The Real Estate Data Aggregator showed sellers there got 98.2% of list price on average, the highest of any ZIP in this group. The median sale price was $349,990, down 7.7% from a year ago, but 199 homes sold, up 8.7%. Months of supply sat at just 4 months, down 0.5 months from last year. That is a market with real activity.
78108, covering Cibolo and Marion, was the volume leader overall. The Real Estate Data Aggregator counted 258 homes sold there, up 5.3%. Pending sales rose 20.5%, the biggest jump of any ZIP in this group. The median sale price held steady at $350,000, unchanged from a year ago. Days on market stretched to 76, which is 16 days longer than last year. Buyers are active, but they are taking their time.
78212, covering the Monte Vista and Beacon Hill area, was the one ZIP where the picture was more mixed. The Real Estate Data Aggregator showed the median sale price fell 12.1% to $351,500. Days on market rose to 75, up 19 days from last year. Pending sales dropped 19%. On the other side, homes for sale fell 19.6%, and the share going under contract within two weeks rose 6 points to 19.1%. Inventory is thinning, and some buyers are still moving quickly.
What the broader picture adds
The National Association of Realtors reported that existing home sales fell 2.0% in August nationally, with 4.9 months of supply at the current sales pace. This market is running tighter than that in two of the five ZIP codes. 78154 sits at 4 months and 78230 at 4.4 months. Both are below the national figure.
Rates are worth watching. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Redfin reported that 21% of U.S. home sellers dropped their asking price during the four weeks ending September 20. That kind of pressure can reach any market. Pricing well from the start matters more when rates are high.
The job picture gives buyers some reason to stay active. The Bureau of Labor Statistics reported that nonfarm payrolls added 29,000 jobs in September 2026, with the unemployment rate at 4.2%. The National Association of Realtors noted that 643,000 net new jobs have been added since the start of the year. People with jobs buy homes.
