The National Association of Realtors reported that existing home sales rose 1.5% in September 2026, reaching 3.99 million units. That is a modest national number. But in Boerne, the Real Estate Data Aggregator counted 284 homes sold in the three months ending August 31, 2026. That is up 30.9% from the same months last year. Buyers are clearly showing up here in a bigger way than the national picture suggests.

Speed matters too. The Real Estate Data Aggregator put the median days on market in Boerne at 76 days, which is 8 days shorter than the same period last year. Not every home sold fast, but the trend is moving in the right direction for sellers. Pricing still matters, though. The median sale price slipped to $593,995, down 6.4% from a year ago. Buyers are active, and they know what they want to pay.

One in five Boerne homes went under contract within two weeks

The Real Estate Data Aggregator found that 21.3% of Boerne homes went under contract within two weeks of listing. That is up 4.1 points from a year ago. And 9.9% of homes sold above list price, up 4.8 points. Those are not huge numbers, but the direction tells you something real: well priced homes are getting attention quickly.

How Boerne compares with nearby ZIP codes

Boerne is not the only story in this area. The Real Estate Data Aggregator tracked 1,435 homes sold across all six ZIP codes in the three months ending August 31, 2026. That is up 6.3% from a year ago. But each ZIP code tells its own story.

San Antonio 78257 is worth a closer look

The Real Estate Data Aggregator counted 41 homes sold in ZIP 78257 in the three months ending August 31, 2026. That is a smaller pool, but the numbers stand out. The median sale price reached $910,000, up 5.5%. Median days on market dropped to just 47 days, which is 37 days shorter than a year ago. And 29.2% of homes went under contract within two weeks. For a higher priced area, that pace is notable.

Rates are still a factor buyers have to plan around

Freddie Mac put the average 30 year fixed rate at 7.32% as of October 22, 2026. The 15 year rate averaged 6.68%. Those are not low numbers. Realtor.com noted that rates topped 7% in September 2026 and that 20.8% of listings nationally had a price reduction that month, the highest share since October 2022. That context matters here too. Sellers who price carefully are selling. Those who stretch the number are waiting longer.

Canyon Lake is a different picture

Canyon Lake (78133) had 9.6 months of supply in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 2.7 months from a year ago, which is progress. But it still means more homes are sitting than selling. Median days on market reached 102 days. Sales did rise 18.7%, so buyers are coming. They just have more choices and more patience out there.

New Braunfels tells two stories depending on which ZIP you are in. The Real Estate Data Aggregator counted 582 homes sold in 78130, up 4.5%, with a median sale price of $306,500. In 78132, sales slipped 4.8% and days on market stretched to 95 days, up 25 days from a year ago. Same city, different pace.

In short
  1. Across the six ZIP codes in this area, the Real Estate Data Aggregator counted 1,435 homes sold in the three months ending August 31, 2026, up 6.3% from a year ago.
  2. Boerne led with a 30.9% jump in sales and 8 fewer days on market.
  3. San Antonio 78257 moved fastest.
  4. Canyon Lake still has the most supply.
  5. Prices dipped in several areas, which tells you pricing discipline matters more than ever right now.

One more thing worth knowing: a single ZIP code is a wide net. One street can read very differently from the whole area. If your home is in Boerne, Bulverde, New Braunfels, Canyon Lake or the 78257 corridor in San Antonio, the numbers above are a starting point, not the whole story for your block.
